奇妙な間取りの家で起きた不可解な出来事を描くオムニバスホラー「劇場版 ほんとうにあった怖い話 変な間取り」のシリーズ第3弾。「旧境塚」と呼ばれる地域の家で起きた怪異の連鎖を、5つの異なる視点から描き出す。 不動産管理会社の七瀬桃子は物件写真を撮るため古い一軒家を訪れるが、スマホで撮影した写真には、撮った覚えのない荒れ果てた和室と黒い人影が写っていた（CASE1「物件写真」）。不動産投資会社の営業マン・新見慎二は、ある老婆に声をかけ彼女の家に招き入れられるが、案内された部屋には不気味な「母と子の肖像画」が祀られていた（CASE2「肖像画」）。妊娠中の妻・綾音と幸せに暮らす九條啓太の家に、数珠を身にまとった妹・栞里が現れ、綾音と一緒にいると不幸になると忠告する（CASE3「最愛の妻」）。オカルト系YouTuberの三上豪徳は、配信動画に霊が映り込み再生数が急上昇したことをきっかけに、禁断の境界線を踏み越えてしまう（CASE4「配信者」）。事故物件の異常現象に科学的な説明をつけ“異常がないこと”を証明する調査会社の3人は、ある一軒家へ調査に向かうが、メンバーが女の霊を目撃したことでチーム内に不穏な空気が流れはじめる（CASE5「現地調査」）。 お笑いコンビ「ドンデコルテ」の渡辺銀次、「カベポスター」の永見大吾と浜田順平がそれぞれ映画初主演を務め、「カゲヤマ」の益田康平が共演。
The third installment in the omnibus horror series "Theatrical Edition: Real Scary Stories - Strange Floor Plans," depicting inexplicable events in homes with bizarre layouts. It portrays a chain of supernatural occurrences in a house in an area called "Kyūkyōzuka" from five different perspectives. Momoko Nanase, who works for a property management company, visits an old house to take photos of the property, but the photos she takes with her smartphone show a dilapidated Japanese-style room and a dark figure that she doesn't remember capturing (CASE 1: "Property Photos"). Shinji Niimi, a salesman at a real estate investment company, is approached by an old woman and invited into her home, where he is led to a room enshrining an eerie "Portrait of Mother and Child" (CASE 2: "The Portrait"). Keita Kyūjō, living happily with his pregnant wife Ayane, is visited by his sister Shiori, who wears a prayer bead necklace and warns him that being with Ayane will bring misfortune (CASE 3: "Beloved Wife"). Gōtoku Mikami, an occult YouTuber, crosses a forbidden boundary after a spirit appears in his stream and his view count skyrockets (CASE 4: "The Streamer"). Three members of an investigation company that scientifically explains anomalies in stigmatized properties and proves "there is nothing abnormal" head to a house to investigate, but when one of them witnesses a female spirit, tension begins to brew within the team (CASE 5: "On-Site Investigation"). Ginji Watanabe of the comedy duo "Dondecorte," Daigo Nagami and Junpei Hamada of "Kabe Poster" each make their film acting debuts, with Kōhei Masuda of "Kageyama" also appearing.
